middle of the night or on precious free time? That’s where we step in.
We have staff on call 24 hours a day, 7 days a week to take calls from tenants
when emergencies arise. That gives you peace of mind knowing that your
investment is being cared for.
Complete vacancy preparation.
Ø
Vacancy preparation is given the highest priority. The
property supervisor or/and resident manager has the unit inspected well prior to
the move out to determine necessary work. The property supervisor authorizes
vendor work orders for painting, repairs, cleaning of carpet/vinyl and
blinds/drapes, door locks, and housecleaning. Lock boxes are placed on vacant
units during vacancy preparation so that vendors can gain access and the flow of
work can proceed without difficulty.
Thorough screening of prospective tenants.

Solicit, acquire and stringently screen all prospective
renters/tenants. We utilize credit reports, rental history, references,
employment records, and criminal background checks to find the most qualified
tenant to place in your property.
Accounts payable services (mortgage, taxes, etc.)

Review all invoices for services, on-site work, and supplies ordered in
connection with operating and maintaining the property and pay such invoices as
they become due.
Coordinate building maintenance and repairs.

seek out competitive prices. We have relationships with vendors who offer
emergency repair services on nights and weekends. We provide our residential and
commercial clients with prompt 24 hours on-call service to address tenant needs. Handle tenant relations.

Serve notices.

From time to time tenants may need to be served notices (pay rent or quit,
change in terms, etc.) and that’s when you need a local manager who can
personally serve the tenant. Additionally, most notice service fees are
what we term “pass through” charges. We keep owner expenses down by
charging tenants whenever possible.
Initiate and monitor unlawful detainer actions when necessary.

Prompt action is important when dealing with tenants who fall behind in paying
rent. We initiate unlawful detainers and provide daily monitoring
throughout the entire process.
